How it works
- Discovery call: we talk through your budget, strategy, target area and timescale.
- Agreement and checks: you sign our sourcing agreement and pay the registration fee. As a regulated business we must verify your identity and source of funds before we act.
- Research and shortlist: we research your target area and send you deals with a full deal pack.
- Viewings: you view yourself, with us, or by live WhatsApp video.
- Offer to completion: we negotiate, and can introduce independent solicitors, mortgage brokers and trades.
What’s in every deal pack
- Purchase price, comparable sales and our source for the valuation
- Rent or nightly-rate estimates, with the local comparables they’re based on
- A cost breakdown: deposit, stamp duty, legal fees, refurbishment and furnishing
- Projected costs and a worst-case scenario (voids, interest rate rises)
- Licensing, planning and Article 4 checks, where relevant
Fees
Registration fee £420 inc. VAT (£350 + VAT), non-refundable. Sourcing fee 1.2% of the purchase price inc. VAT (1% + VAT), minimum £2,500 inc. VAT, payable on exchange of contracts. If you decide not to go ahead with a property we have secured for you, a collapse fee of £420 inc. VAT (£350 + VAT) applies. See all our fees.
