Property Management Services

N&J Property Services, provides property management services such as managing traditional B2L for investors, HMO and AirBnB serviced accommodation.

The latest projects, within the company, have involved sourcing properties for investors and light refurbs to bring properties up to a fully lettable standard.

Full management of SA services:

Advertising set up and launch on the SA portals, such as AirBnB, Booking.com, Vrbo, TripAdvisor, etc: £500
10% of booking price to organise ongoing bookings, communicate with guests and arrange welcome pack, clean, etc.
Deep clean of property before let: £80-£150 (price on request)
Changeover clean: £50-£100
Welcome pack: £20 (wine, milk, bread, butter, tea/coffee/sugar)
Laundry (wash/dry/iron): £5 per set (bedding and 2 towels)
10% of the price of any repairs/replacement materials organised
We can provide extra services such as risk assessment, PAT testing, etc. Please make contact for these prices.

SA clean only services:

Deep clean of property before let: £80-£150 (price on request)
Changeover clean: £50-£100
Welcome pack: £20 (wine, milk, bread, butter, tea/coffee/sugar)
Laundry (wash/dry/iron): £5 per set (bedding and 2 towels)

HMO Clean:

£30 to £60 for HMO weekly/fortnightly clean for HMO (6+ room price available on request)

Internal and external windows £50
Oven £50
Carpet deep clean – available on request
Blinds clean – available on request

B2L and HMO management:

12% management fee of the monthly rent – to fully manage a property within 40miles of NG16 or the M60.
£295 tenant find service (includes advertising and forwarding interested parties once validated)
£495 for full tenant find and contract service. (includes advertising, referencing and signing AST and securing deposit)

Refurbs

We can arrange a full refurbishment of your property. Just give us a call and we will meet you at the property, talk through your options and send a quote. If you are happy with the figures and plan, we will schedule the works as is convenient to you. We charge 10% of the build costs to project manage the refurb.
